Alice Birney Townhomes Moves Forward Following 9% Tax Credit Award
Earlier this summer, Wallick, Presbyterian Villages of Michigan (PVM) and Hope Village Homes reached an exciting milestone for Alice Birney Townhomes in Detroit.
Alice Birney Townhomes was awarded a 9% Low-Income Housing Tax Credit from the Michigan State Housing Development Authority. This $1,407,640 award will support the development of 52 affordable homes for households earning 30%, 50% and 60% of the Area Median Income.
Revitalizing a Historic Neighborhood Site
Alice Birney Townhomes will bring new life to the former site of Alice Birney School in Detroit’s Russell Woods/Nardin Park neighborhood. The school, named for Alice Birney, co-founder of the national Parent Teacher Association (PTA) movement, was demolished approximately 10 years ago.
While Wallick’s history in Michigan dates back over a decade in the affordable housing space, our new pipeline work in the state restarted in earnest through our partnership with PVM to develop the recently opened Dr. Violet T. Lewis Village. The community preserves two historic buildings from the former university while adding a new 73-home residential building.
Alice Birney Townhomes follows a similar dedication to honoring a significant piece of Detroit’s history. This is the second partnership between Wallick and PVM. Hope Village Homes, a new partner for Wallick, brings deep community development roots to the partnership. All three organizations will serve as co-developers.
Development Overview
The new-construction community will include:
- 12 one-bedroom homes
- 28 two-bedroom homes
- 12 three-bedroom homes
- Individual entrances for every home
- A community building with a leasing office, fitness room and meeting spaces
- A new greenway connecting two sections of Monterey Street
